简要规则描述：2026年专项维修，对单笔维修金额为5（含）万元以上，30（不含）万元以下的维修内容进行综合修缮。 维修内容主要包括：（1）室内外墙面粉刷、修复等；（2）建筑屋顶、屋面修复，防水翻做等；（3）门窗及附属设施更换、维修；（4）强弱电线路维修、布线等；（5）给排水设施、设备更换、维修等；（6）路面、地面修复；（7）其他经批准需要维修的内容。具体项目内容、采购范围及所应达到的具体要求以磋商文件内容为准。
Brief Specification Description: In 2026, a special maintenance project will be carried out for repair items with a single repair cost ranging from 50,000 yuan (inclusive) to 300,000 yuan (exclusive). The maintenance work mainly includes: (1) interior and exterior wall painting and repair; (2) roof and roof surface repair, waterproofing renovation, etc.; (3) replacement and repair of doors, windows and ancillary facilities; (4) maintenance and wiring of strong and weak current lines; (5) replacement and repair of water supply and drainage facilities and equipment; (6) pavement and ground repair; (7) other maintenance items approved. The specific project content, procurement scope and specific requirements to be achieved shall be subject to the contents of the consultation documents.
合同履约期限：合同签订生效之日起至质保期结束，计划工期：220日历天（具体开工日期以采购人指令为准）
The Contract Period: From the effective date of contract signing to the end of the warranty period,planned construction period: 220 calendar days (the specific start date shall be subject to the purchaser's instructions)

(c)本项目的特定资格要求：（3）单位负责人为同一人或者存在直接控股、管理关系的不同供应商，不得参加同一合同项下的政府采购活动；为采购项目提供整体设计、规范编制或者项目管理、监理、检测等服务的供应商，不得再参加该采购项目的其他采购活动。
（4）须系我国境内依法设立的法人或非法人组织。
（5）具有建筑工程施工总承包资质三级及其以上资质。
（6）具有安全生产许可证（有效期内）。
（7）拟派项目负责人具有建筑工程专业二级及其以上注册建造师执业资格，具备有效的安全生产考核合格证书，且未担任其他在建的建设工程项目的项目负责人。
(c)Specific qualification requirements for this program: （3）The responsible person of the unit is the same person or different suppliers with direct holding and management relationship shall not participate in government procurement activities under the same contract; suppliers providing overall design, specification preparation or project management, supervision and testing services for procurement projects shall not participate in other procurement activities of the procurement project.（4）With the construction project general contracting qualification level three and above qualification.（5）Have safety production license (valid period).（6）The person in charge of the proposed project shall have the qualification of registered constructor of Grade II or above in construction engineering specialty, have valid safety production assessment certificate, and have not served as the project leader of other construction projects under construction.
(i)符合《中华人民共和国政府采购法》第二十二条的规定；

(ii)Not included in the list of dishonest persons subject to enforcement, the list of parties to major tax violation cases, or the list of records of serious illegal and dishonestacts in government procurement by "Credit China" (www.creditchina.gov.cn), China Government Procurement Network (www.ccgp.gov.cn) ;
